WHY US
A service company meets your plant on its worst day. We may have built it.
Most maintenance contractors are seeing your equipment for the first time when they show up. They are working from a nameplate and a guess about what the last guy did.
We have spent thirty-seven years replacing central plant equipment in commercial buildings. We know what is behind the wall, what the piping actually does versus what the drawings claim, which valve was never quite right, and what fails on a fifteen-year-old machine six months before it fails.
And when a maintenance visit turns into a repair, a retrofit, or a full replacement, you are not starting a new bidding process with a company that cannot do the work. Same license, same crews, same phone number.
HOW THE PROGRAMS WORK
Quarterly inspections. Annual deep service.
Every program is built around the equipment you actually have and the runtime it actually sees. The structure is consistent: routine quarterly visits that catch problems early, and one annual visit that does the deep work.
QUARTERLY MAINTENANCE
Routine inspection and performance assurance
Condition inspection, electrical checks, refrigerant and operating pressures, controls and safeties verification, and a general performance check. The visit that finds the failure before it becomes an outage.
ANNUAL MAINTENANCE
Deep service and performance assurance
Full coil cleaning, meg testing where applicable, leak checks with documented findings, expansion valve and refrigerant component inspection, full operational testing under load, and system restart with performance verification.
SAMPLE SCOPE · AIR COOLED CHILLER
What actually gets done on a visit.
Every equipment type has its own program. Here is the air-cooled chiller scope, in full, so you know exactly what you are buying.
QUARTERLY
-
Inspect condenser coils for dirt, debris, and damage
-
Inspect condenser fan motors and blades
-
Check fan operation, rotation, and amperage draw
-
Inspect electrical connections and tighten as needed
-
Check contactors, relays, and visible control components
-
Verify refrigerant pressures and operating conditions
-
Check for refrigerant leaks (visual inspection)
-
Inspect compressors for proper operation and noise
-
Verify oil levels (if applicable)
-
Inspect evaporator and condenser piping for leaks
-
Verify safeties and controls are operational
-
General system performance check

-
Perform full condenser coil cleaning
-
Inspect and clean condenser fan assemblies (blades, guards, motors)

Inspect and tighten all electrical connections
-
Meg test compressors (where applicable)
-
Verify control operations
-
Leak check system and document findings
-
Inspect expansion valves and refrigerant components

Inspect evaporator (tube condition, scaling if applicable)
-
Inspect piping, supports, and vibration isolation
-
Full operational testing under load conditions

Multi-equipment sites get one combined program and one schedule — not eight separate agreements.
DOCUMENTATION
Every visit ends with paperwork, not a verbal.
Over a few years that record becomes the capital plan for your plant — which equipment is aging, what it is costing you, and when replacement stops being optional.
AFTER EVERY VISIT
A written report of findings
Documented leak checks & refrigerant records
Operating conditions recorded over time
Photographs of deficiencies
A prioritized list - what needs attention, what can wait
Repair recommendations with budget-level pricing
WHEN IT BREAKS ANYWAY
What happens when something breaks anyway.
RESPONSE COMMITMENTS
Maintenance customers go to the front of the queue. That is most of the point of having an agreement.
Service call back
Same day, guaranteed
After-hours on site
Within 8 hours
Critical failures

Coverage area
Southern California
COVERAGE
Southern California only, on purpose.
We take retrofit and construction projects across California, Hawaii, Nevada, Arizona, and Washington. Maintenance is different. Recurring service means showing up on schedule and answering the phone at night, so our maintenance programs stay inside a drivable radius of Bloomington. We will not sell you an agreement we cannot honor.
