Central plant retrofit, start to finish, self-performed.

We replace and upgrade the equipment that heats and cools commercial buildings — in buildings that are still occupied, still operating, and still expecting to be comfortable on Monday.

WALK THE PLANT

We come out and look at what is actually there — not what the drawings say is there. Existing equipment, condition, clearances, rigging path, electrical capacity, and every constraint that will decide how this job gets done.

DESIGN-ASSIST AND EQUIPMENT SELECTION

Our CAD department models the replacement and the path to get it in. We work directly with engineers of record and with the contracting departments of the major equipment manufacturers on selection, and we will tell you when the spec'd unit will not fit through the opening.

SEQUENCE THE SHUTDOWN

This is where retrofit jobs are won or lost. We build the schedule backward from the window you can actually give us — including phased crossovers when the building cannot go fully down, and temporary cooling when it cannot go down at all.

PRE-FABRICATE IN THE SHOP

Piping, headers, and supports get welded and assembled at our Bloomington facility before anything arrives on your roof. Field time is the expensive, disruptive, weather-dependent kind of time. We move as much work off site as physically possible.

DEMO, RIG, AND INSTALL

Crane picks, removal and disposal of the old equipment, structural work and housekeeping pads, mechanical and electrical tie-in, and certified welding — all with our own crews, under one license umbrella.

START UP, COMMISSION, DOCUMENT

Start-up, performance verification under load, pressure and chlorination reports where required, as-builts, and a documented handoff. Then, if you want it, the same crews come back on a maintenance interval.

WHAT WE REPLACE

Six categories. Thirty-seven years each.

CHILLERS

Centrifugal, screw, air-cooled, and water-cooled. Full replacements, plant additions, and refrigerant conversions — including equipment old enough that parts are no longer manufactured.

COOLING TOWERS

Replacements and upgrades including all-stainless construction, structural steel and pier work, basin repairs, and condenser water piping replacement. Phased crossovers on occupied high-rises are routine work for us.

BOILERS & DOMESTIC HOT WATER

Hot water and steam boilers, commercial water heaters, complete domestic hot water system upgrades, heat exchangers, and the pumping and controls that go with them.

PUMPS, VFDS & CENTRAL PLANT

Chilled water, condenser water, and hot water pumps. Variable frequency drives installed and wired by our own electricians. Complete central plant retrofits where everything downstream of the meter changes at once.

AIR HANDLING

Air handling units, rooftop units, fan coils, heat pumps, and split systems — from single-unit replacements to building-wide changeouts.

PIPING, CONTROLS, ETC.

Chilled and condenser water piping, valves and flanges, sand filters, glycol systems, expansion control, pipe labeling, control systems, and the firestopping and penetration work that comes with all of it.

IN-HOUSE TRADES

Nothing critical on your schedule belongs to somebody else.

We hold California licenses B, C-20, and C-10 under CSLB #1109970. That means one contractor carries the mechanical, the electrical, and the general building scope — and one superintendent is accountable when the window is tight.

Our electricians have been in-house since 2008. Our welding goes back to the shop Tony Grano worked in before he founded the company.

When something fails at 9 p.m.

Equipment does not fail politely. Our service line takes after-hours calls, and we guarantee a same-day call back with on-site response within 8 hours — faster when the situation warrants it. Critical failures get dispatched immediately.
